My wife, Anita, is a Realtor, and time after time I watched homeowners ask, "How much will I owe in taxes if I sell?" Realtors couldn't answer because they aren't licensed to provide tax advice, and many brokers instruct them not to. Financial advisors often focused on investing the remaining proceeds, while CPAs and tax preparers calculated the tax bill. However, many clients were never introduced to legal strategies that could potentially reduce, defer, or, in some cases, eliminate a significant portion of those taxes before the sale.
